Most failing paver work is not failing pavers. The units themselves are usually fine. What has moved is the base underneath them — normally because water found a route into it, or because the base was never built deep enough for what is being walked or driven on. That means the fix is very rarely a full tear-out.

We lift the affected area, correct the base and the drainage that caused the problem, and re-set the same pavers into a fresh setting bed. Where units are cracked or missing we source the closest match available and place them where the difference reads least.

Building and repairing are two different skills, and plenty of contractors will only quote the first one. We do both, and we will tell you honestly when a repair is not the right answer — a driveway that was never based properly across its whole area can be cheaper to rebuild than to keep patching.

What to expect

How a repair goes

No mystery and no surprises — here is the order the work actually happens in.

  1. Find the cause

    We come out and work out what actually moved, and why. A settled corner under a downspout is a completely different job from a driveway that was never based deep enough.

  2. Lift the area

    Pavers come up by hand and are stacked to one side, kept in order where the pattern or the color run matters.

  3. Fix what caused it

    Base material is added, regraded and re-compacted, and the water problem that started it gets addressed. Skip this and the same corner sinks again next spring.

  4. Re-screed the bed

    A fresh sand setting bed is screeded flat over the corrected base, level with the surrounding field.

  5. Re-set and re-sand

    The pavers go back down to the original pattern, joints are filled with polymeric sand and set, and edge restraint is replaced where it had failed.

  6. Clean down

    The surface is swept and washed, and everything that came out of the job leaves with us.

Paver & Hardscape Repair FAQ

Can it be repaired, or does it need replacing?

Most of the time it can be repaired. Settled sections, spread edges, washed-out joints and loose step treads are all fixable with the material already there. Where the base was never built properly under an entire driveway, a rebuild can work out cheaper over ten years — and we will say so rather than sell you a repair that will not hold.

Will the repair be obvious afterwards?

Much less than people expect, because we re-use your own pavers rather than bringing in new ones. Re-set pavers do look cleaner than the ones around them at first, since the surface gets disturbed and washed, but they weather back in over a season.

Why did my patio sink in just one spot?

Almost always water. A downspout discharging onto the surface, a gutter overflowing above it, or a low point in the grade will wash the fines out of the base and the pavers follow the base down. That is why correcting the drainage is part of the repair and not an upsell.

Do you repair steps and porches?

Yes. Loose treads, settled landings and risers that have separated are among the most common calls we get, and they are also the ones most worth doing quickly — a step that rocks underfoot is a trip waiting to happen.

Will you repair work another contractor installed?

Yes. Most of the repairs we do are on work we did not build, and we are not going to spend the visit running down whoever laid it.
